The +/- 0.9-acre former Madawaska Border Station is located along the Saint John river at 63 Bridge Avenue in the Town of Madawaska, County of Aroostook, State of Maine 04756 (the “Property”). The southern portion of the Property is flat, paved, and improved with a 1-story brick building with two canopies, a guard shack, and shed for the generator. The building has 2,900 sf on the first floor and a 2,900 sf finished basement, for a total of approximately 5,800 sf. It is surrounded by the river to the north, and a rail line and paper mill to the south, east and west. The northern half of the Property is in the floodplain and is non-buildable, consisting of a steep, wooded slope leading from a retaining wall down approximately 50 ft to the water line of the river.

In 2024, US Customs and Border Protection ceased operations and relocated to the new Madawaska Border Station and International Bridge located approximately 1,000 ft west. Maine Department of Transportation has a temporary construction easement over a portion of the Property to remove the former international bridge and perform necessary protective, restorative, and slope stabilization with riprap work, and ancillary work, anticipated to be completed in 2025. The easement will automatically terminate once the work is complete.
